The overall size and location of the vacant
warehouse were attractive but low ceilings prevented the installation
of high efficiency storage and handling equipment. A creative
real estate broker recommended a roof lift to the prospective
buyer. The client was able to buy the building at a great
price because of its low height - then convert it into a valuable
high-cube distribution center. STI lifted and enclosed a 42,000
square foot roof section of the vacant warehouse, raising
it from 16' up to 29' clear, to create the needed high-cube
space and room for a 10,000 square foot mezzanine.

An automotive parts distributor relocated
and expanded its headquarters by purchasing this low-clearance
building at an attractive price and lifting its roof to a
more useful height. STI lifted and enclosed the entire 20,000
square foot structure while it was still vacant, raising the
ceilings from 12' up to 21' clear. A mezzanine was installed
above the existing office area and most of the remaining space
was used for warehouse storage. However, the front portion
of the enclosure was designed to allow for additional upper
offices in the future.

A developer (a prominent R.E.I.T.) bought
a Long Island, NY, building that had been vacant and on the
market for several years. The developer planned to improve
the property "on speculation" with a roof lift from 14' up
to 25' clear. STI lifted and enclosed a 154,000 square foot
roof section and finished it with a special decorative enclosure
treatment (The project was featured in the New York Times).
The upgraded facility attracted the "prestige tenants" the
developer was seeking and was promptly leased.

"Flip" Building for Multi-Million Dollar Profit

Investors purchased the low-ceilinged former Mack Truck building
in New Jersey at an attractive price, specifically to change
it into a modern warehouse. The investors turned the roof
lifting procedure into a publicity bonanza, sending out invitations
and arranging an on-site catered "press affair" with live
musical entertainment on the day of the event. STI lifted
the roof of the vacant 368,000 square foot, from 13' up to
24'6" clear. Members of the press, prospective buyers and
tenants witnessed it from inside the expanding building. The
roof lifting process added over 4 million cubic feet of space
so smoothly and precisely that not one of the 4500 panes of
glass in the building's skylights was broken. The publicity
surrounding the event immediately attracted a buyer and high-profile
tenant, earning the investors handsome profits.

"Useless" Building in Perfect Location

One of the nation's largest publishers bought
a previously obsolete manufacturing facility - conveniently
located just a short distance from its existing location in
Pennsylvania - at a very attractive price. STI lifted and
enclosed the entire roof of the 330,520 square foot building
while it was vacant, raising it from 18' up to 32' clear.
The roof-lift transformed the building into a modern high-ceiling
warehouse, allowing the company to install efficient, high-lift
material handling equipment.

Turns Mall Site into Big Box for Retailer

The Office Max retail chain found a suitable
existing shopping-center location - a site previously occupied
by a discount clothier. The 11' high retail store ceilings
were four feet short of the height required by the new tenant.
In competition against several conventional re-construction
bids, a smart, creative general contractor won the job by
capitalizing on the dramatic cost and time savings of STI's
roof-lifting process. Working closely and profitably with
STI, the contractor converted the 25,000 square foot site
into a valuable new store.
Clothing
Distributor Warms Up with Winter Expansion

A clothing distributor needed a major expansion
in storage capacity. STI lifted and enclosed the 24,000 square
foot warehouse, raising it from 14' all the way up to 35'
clear - a 21' increase - without disrupting ongoing warehouse
operations. The project, featured in Long Island Business
Review, used a unique procedure to prevent exposure to the
winter weather. The new upper wall enclosure was attached
to the roof before the actual
roof lifting. On the day of the lift, the walls rose into
place along with the roof. The project added over 1/2 million
cubic feet of additional storage and allowed the company to
install automated high-rack storage and retrieval systems.
Vitamin Company
Bulks Up Puny Building

The largest natural vitamin company in the
United States needed to expand. It located a partially occupied
building that had gone into foreclosure and was now owned
by a bank. The bank was eager to "unload" this obsolete, low-roofed
structure and sold it to the vitamin company at a bargain
price. STI lifted and enclosed the 96,000 square foot vacant
portion, raising it from 13' up to 28' clear. The new owner
transformed the 13-foot weakling into a high-clearance, 28-foot
powerhouse.

Start Raising 1,250,000 Square Foot Roof

The investors who purchased the 1,2500,000
square foot former GM plant in Connecticut (the largest industrial
building between New York and Boston) planned from the beginning
to use roof lifting to attract new tenants. STI has lifted
consecutive sections from 16' up to 28' clear, to attract
high-cube users to this project which was featured in the
New York Times. The first tenant occupies 400,000 square feet.
The second took 300,000 square feet. Each section is lifted
to attract capacity-conscious warehouse users.

STI lifted and enclosed a 15,200 square foot
roof section of a vacant building, raising it from 14' up
to 24' clear in a project that was featured in NY Newsday.
The developer/owner was then able to attract a high-profile
tenant immediately by meeting the company's need for a section
of high-cube warehouse space in its new facility.

Despite mid-winter storms, STI lifted and
enclosed 2 adjoining occupied buildings for an international
manufacturer and distributor of party-related products - without
disturbing the company's busy 24-hour, 7-day a week operations.
The 170,000 square foot lift, raising the roof from 14' up
to 25' clear, was accomplished smoothly thanks to the non-disruptive
nature of the process and the clever technique of having the
wall enclosure installed before
the lift. The new walls rise with the roof as it is lifted
to prevent weather exposure. Additional pallet rack, mezzanines,
flow rack, and conveyor systems, then made productive use
of the new space.
